Probate

If you have recently been appointed as an Executor of someones estate or have been asked whether you would accept the role if the need ever arose you may be curious about what is involved and how much time it will take.

In years gone by estates have been handled in the main by firms of solicitors but since the advent of the internet in particular the mysteries of the process have been laid bare to the public at large and in a lot of cases the matter can be carried out by a normal member of the public.

Further information is available at www.gov.uk/wills-probate-inheritance/applying-for-a-grant-of-representation

Naturally a firm of solicitors will make a charge for administering an estate commonly about 1.5% of the value of the estate which of course can add up to a very significant sum. So if you have accepted the role of Executor and one of the tasks ahead is selling a property you will want to feel confident that you have an estate agent who understands your obligations.

Well you need not look any further since Chapplins have been helping Executors in this sector for over 20 years. We understand that there is often additional emotional and family sensitivities which need to be observed at this time and as a family business ourselves we know just how to handle the property sale and respect everyones feelings

In addition you may require more information about the effect of charitable beneficiaries and the impact they can have on the administration of the estate or the involvement of Insurance companies or lenders who still have a charge on the property. Whilst we are not lawyers we have a lot of experience in liaising with such bodies to help you progress the matter efficiently and in a well planned way.

At Chapplins we have mature and friendly professionals who have many years of experience in this sector so when it comes to the detail please ask us for an appointment and we can either discuss your needs over a cup of coffee at one of our branches or visit you at the property whichever suits your needs.

As far as the practicalities are concerned we can also help with some of the other obligations you will probably acquire such as regular property inspections as a condition of your house insurance or other services to do with property maintenance or clearance. We can also organise liaison with Auction Houses if you need that service to value items remaining in the property.

Please select from the list below the branch you would would like to contact and one of our experts will be in touch.
